Responsibilities

  • Detail Acute Care Hospital and Outpatient Cost Estimating at SD, DD, and CD phases of the project.
  • Review of GMP cost estimates submitted by CM firms and cost negotiation reaching fair GMP contact values.
  • Creating a database of various project type project cost for the purpose of creating ROM Conceptual Budgets.
  • Assist and lead the process with internal and exterior project managers with AIA contracts for design, construction management.
  • Work with legal team on early Pre-Con contracts, amendments for early work and final GMP contracts terms and conditions.
  • Work with legal team for use of most appropriate AIA contracts formats for each project and keeping formats updated.
  • Provide early draft contracts for new RFP’s being issued to assure strict compliance with PH contract terms and conditions.
  • Extensive Knowledge of Guaranteed Maximum Cost (GMP) CM contracts including cost negotiation and controls in GMP contracts.
  • Lead cost review efforts with change orders, use of contingencies, amendments to GMP contracts and needed ODP credits.
  • Manage and engage project cost auditing process including early General conditions, hourly rates, and insurance and bonds.
  • Mid-term and final project audits to assure Orlando Health is pay for actual cost only on cost plus GMP contracts.
  • Assist P.M.’s and Sr P.M.’s with Strata project budgets setups, ROM Budgeting process, CO process and cost analysis.
  • Maintain updated project unit cost and square foot cost figures for accurate future budgets based on historic cost.
  • Assist PM’s and Sr PMs and Directors with project schedules and CPM analysis and schedule update review that impacts completion.
  • Maintains reasonably regular, punctual attendance consistent with Orlando Health policies, the ADA, FMLA and other federal, state and local standards.
  • Maintains compliance with all Orlando Health policies and procedures.
  • Assist in creation and analysis of early project concepts plans and support Design teams in cost related decisions.
  • Create regular updates to monthly project cost and schedule review to assure compliance and accurate reporting.
  • Provide monthly update projects status report assembling data from eBuilder, Strata and project files, reports.
