Requirements

  • Abschluss in Architektur, Betriebswirtschaft oder Recht mit immobilienbezogener Weiterbildung (z.B. MAS REM, Curem, MRICS o.ä.)
  • Mehrjährige Erfahrung in der Akquise von Land und Projekten sowie im Kauf und Verkauf von Immobilien auf dem Schweizer Markt und idealerweise Erfahrungen zum Thema Wohnen im Alter
  • Sehr gute Kenntnisse der Bewertungslehre, insbesondere über das DCF Modell sowie IT-Affinität
  • Engagement, Verhandlungsgeschick und Abschlussbereitschaft
  • Fliessendes Deutsch sowie gute Englisch- und Französischkenntnisse

Responsibilities

  • Du führst den gesamtheitlichen Prozess einer Immobilientransaktion - Kauf und Verkauf - indem du verantwortlich bist für die Strukturierung, Leitung und Prozessführung der Due Diligence hinsichtlich der kaufmännischen, rechtlichen, steuerlichen und technischen Themen
  • Du betreibst systematisches Marktmonitoring mit Fokus auf Miet- und Kaufpreise, Teilnehmer und Verhalten
  • Du erarbeitest Kalkulationsgrundlagen, analysierst mögliche Kaufopportunitäten - Entwicklungsprojekte und Bestandesliegenschaften - hinsichtlich Potential und Machbarkeit, erstellst Akquisitionsbewertungen anhand des DCF Modells und validierst externe Bewertungen
  • Du koordinierst und fertigst Unterlagen für den Kauf- und Verkaufsantrag an, erstellst Entscheidungsgrundlagen für Kauf- und Verkaufsempfehlungen und präsentierst diese in den relevanten Gremien, führst Vertragsverhandlungen und kümmerst dich um die Vertragsabwicklung bis hin zur Unterzeichnung des Vertrages beim Notariat
  • Du hast und pflegst Kontakte mit Partnern und im Schweizer Immobilienmarkt massgebenden Quellen, um idealerweise Opportunitäten (Off-Markets) abschliessen zu können
